Social Housing Complex Woonpunt Waas (ongoing), Beveren, 2025 - ..., icw L.A.B.E.A.U. and Studibo

The Woonpunt Waas site is located along Oude Zandstraat in the historic centre of Beveren, where two residential blocks mark a strategic urban junction. The project transforms these existing structures, originally conceived as monofunctional volumes, into a mixed-use programme that strengthens the relationship with the surrounding public space.

The existing residential blocks from the 1960s are stripped down to their structural core and repurposed as the new headquarters of Woonpunt Waas, supplemented by forty social housing units. The transformation introduces an active plinth with commercial functions, which anchors the project more firmly in urban life.
The project restores the continuity of the street façade along Oude Zandstraat and introduces two tower volumes on either side of the intersection. This essentially baroque intervention in the urban fabric reinforces the existing symmetry and results in a pronounced gateway effect, arising from the tension between the two urban accents.

Towards the adjacent garden district, the project employs a finer grain and a gradual reduction in scale. The ensemble becomes a pivotal project that connects various spatial, historical and programmatic conditions within Beveren.
